Seller playbook

Selling a condo means selling the unit and explaining the corporation.

The cleanest condo listings make buyers feel oriented before they write: documents are ready, fees are explained, and comparables are tight.

Launch prep

  • Order current condo documents before launch so buyers are not waiting during condition days.
  • Prepare a one-page fee-inclusion summary, parking/storage summary, pet/rental rule summary, and recent improvement list.
  • Price against direct building sales first, then close substitute buildings, then broader Red Deer condo trends.
  • Separate unit upgrades from building fundamentals when explaining value.
  • Make the listing easy to compare: floor, exposure, parking, storage, fee inclusions, restrictions, and possession timing.
