The right condo is a mix of lifestyle fit, building health, monthly cost, resale logic, and clean documents.
Buyer checklist
- Ask for the condominium plan, bylaws, reserve fund study, reserve fund plan, financial statements, meeting minutes, insurance certificate, management agreement, and disclosure of known special assessments.
- Compare condo fee inclusions before judging the fee number: heat, water, insurance, professional management, amenities, and exterior maintenance can change the real monthly cost.
- Check parking title or assignment, storage locker rights, pet rules, rental rules, age restrictions, smoking rules, move-in fees, and elevator booking rules.
- Use recent sold comparables from the same building or close substitute buildings wherever possible.
- Keep a condo document review condition when documents are incomplete, dated, or unclear.
